The Villas are both one and two level units with a large variety of custom floor plans. Eighteen of the Villas have lovely views overlooking the waterways and marina basin of Emerald Pointe. Twenty-four of the Villas have unrestricted views of the Peace River and Charlotte Harbor.  Most of the villas at Emerald Pointe have large decks of varying sizes, some screen enclosed, some with their own pools.

Phase II & III: the Villa Area

Phase II has 32 villas, Phase III has 10 villas

Each Villa has its own private entrance and its own private garage.  You will find the Villas in six basic designs.  Through the years, owners have modified and changed many of the Villas from their original layout.  The Developer's original layouts are as follows:

Antigua: Villas 1, 2, 16, 24, 30, 34, 36, 39, and 47 are of the Antigua design.  The basic or original Antigua Villa was designed with 2 bedrooms and 2 baths and having 1488 sq ft of living space.

Marbella: Villas 3, 12, 20, 21, and 43 are of the Marbella design.  The basic or original Marbella Villa was designed 2 story having 3 bedrooms and 3 baths and having 2264 sq ft of living space.  The Master Bedroom and Master Bath are located on the second floor.

Seville: Villas 6, 28, 33, and 41 are of the Seville design.  The basic or original Seville Villa was designed having 3 bedrooms and 3 baths and having 2065 sq ft of living space.  Villa 22 was a modified Seville: design having a second floor. A 4th Bedroom and Bath are located on the second floor with its own living area and deck. This Villa has 2702 sq ft of living space.

Cordoba: Villas 11, 15 and 31 are of the Cordoba design.  The basic or original Cordoba Villa was designed 2 story having 4 bedrooms and 3 baths and having 2723 sq ft of living space.  2 Bedrooms and a large Bath are located on the second floor with a deck.

Granada: Villas 4, 5, 7, 8, 9, 10, 13, 14, 18, 19, 25, 26, 27, 29, 32, 35, 37, and 45 are of the Granada design.  The basic or original Granada Villa was designed with 2 bedrooms and 2 baths and having 1670 sq ft of living space.

Barcelona: Villas 17 and 23 are of the Barcelona design.  The basic or original Barcelona Villa was designed with 2 bedrooms and 2 baths and having 1788 sq ft of living space.
